o The Fun: It’s National Prime Rib Day and National Tell a Story Day. 📖 Use this quiet Monday to tell your clients the story of why now is still a great time to buy, perhaps over a prime rib dinner!
· Tuesday, April 28th: Consumer Confidence & Devil Dogs 📉😈
o The Data:CB Consumer Confidence. 🚨 This is a big pulse check on the American shopper. If confidence is high, the economy is running hot. We also get the Richmond Manufacturing Index.
o The Fun: It’s National Devil Dog Day. 🍫 Whether the data is "angelic" or a little "devilish," a snack will help you power through your afternoon calls!
· Wednesday, April 29th: THE FED DECISION & International Trade 🏛️🔔
o The Main Event: The Federal Reserve Interest Rate Decision! 💥 This is the star of the show. While a rate hike is unlikely, the Fed's commentary on future cuts is what will move the bond market.
o The Data: We also get a massive "Triple Threat" morning: Durable Goods Orders, Advance International Trade, and New Residential Construction (Building Permits & Housing Starts). 🏗️
o The Fun: It’s National Shrimp Scampi Day. 🍤 Celebrate (or commiserate) the Fed news with a classic dish!
· Thursday, April 30th: THE GDP & PCE DOUBLE-HEADER! 📈💲
o The Data:Advance GDP (Q1) and the PCE Price Index (the Fed's favorite inflation gauge). 🚨 This is a monster day for data. If GDP is strong but PCE is cooling, it’s a "Goldilocks" scenario for mortgage rates! 📉
o The Fun: It's National Oatmeal Cookie Day and National Raisin Day. 🍪 Healthy-ish snacks for a very heavy data day.
· Friday, May 1st: ISM Manufacturing & May Day! 🏭🌷
o The Data:ISM Manufacturing PMI. 📊 The first major report of May. While much of the world (Europe/China) is closed for Labor Day, the U.S. markets are open and ready to react to the factory data.
o The Fun: Happy May Day! 🌷 It’s also National Space Day and National School Lunch Hero Day. 🚀 Celebrate the "heroes" in your office who make the magic happen!
· The Fed & GDP (Wed/Thu): This 48-hour window is the most critical of the quarter. If the Fed sounds "dovish" on Wednesday and the GDP/PCE data on Thursday confirms inflation is fading, we could see a significant drop in mortgage rates heading into the weekend! 📉✨
· Fair Housing Month: As we wrap up April, remember it’s National Fair Housing Month. 🏠 It’s a great time to remind your partners and clients of your commitment to providing equal opportunity for every homebuyer in our community.
